Now . . . How Do I select an Agent and a Company to
Represent Me?
 
Whether a Buyers' Market or a Sellers' Market - the key to it all is MarketING!  Buyers want to know details - all the details.  They want information and they want it now!  They want to see pictures, pictures and more pictures and then some more on the details . . .
 
 MAKE SURE THE AGENT YOU SELECT WILL GIVE THE BUYERS WHAT THEY ARE LOOKING FOR TO GET YOUR HOME SOLD!
When selecting an agent, ask them . . .
  •  If they are a member of both the Charlotte, NC and York County, SC Multiple Listing Services? (if not, your home is only getting half of the exposure it deserves - many agents have cut back on the number of services they subscribe to so the listing agent belonging to both gets maximum realtor exposure for your home.)

 

  • Do they purchase an "online tour" of your home and post it to both MLS sites as well as Realtor.com, Trulia, Zillow, HomeFinder.com and all the other top real estate websites? (if not, buyers will not see all the details of your home - just a few still pictures)

 

  • Does their "online tour" include a large screen flash video, unlimited number of pictures - labeled for more detail, interactive Google map for buyers to pinpoint the location, highlight sheet to again share all the details that might not be readily available on the particular website, a floor plan, a survey of the property (when available) AND a hit counter to show you how many times the link is viewed? (if not, your buyer prospects may not be getting the detail overload they are looking for and they move on)

 

  • How many pictures do they upload to the MLS for you?  (Charlotte MLS allows 8 and York County MLS allows 21)

 

  • Do they have the Enhanced Marketing Package on Realtor.com - the #1 Real Estate Site in the Country? (Over 90% of home buyers now start their home search on the internet!  The enhanced package allows for agents to upload a maximum of 25 photos to the MLS, give  custom headers and info about your home, include the "online tour" and provide you reports on "hit" activity - providing the details both the buyer AND SELLER want!  25 photos ALSO pushes you to the TOP of the search criteria!   If there is no enhanced package - you are missing out!)

 

 

 

 

 

 

  • Do they have a professional come out and measure your home? (A professional measurement of your home provides reassurance we are considering every possible inch of your home in our analysis AND gives a quality sketch to upload to the web to provide buyers with more of the details they are looking for)

 

  • Do they have a professional come out with a wide angle lense and professional equipment to photograph your home? ( The beauty and the details of your home are captured in the pictures.  our photograph has an eye for what the buyers want to see and he captures the essence of your home to draw in prospective buyers)

 

  • Do they have a professional available to assist you in getting your home "show ready" for the buyers?  (Every home deserves a little special touch before opening up to the public - we provide you with the best of the best in home staging to take your home from great to model quality!)

 

  • Do they have their own website? (Traditional marketing methods still exist, but with over 90% of the buyer prospects on the web, your agent needs to be equally web and tech savvy to keep your home steps ahead of your competition!)

 

  • Do they put a flybox in your front yard WITH the price on the flyer? ( Nothing aggravates a buyer more than a lot of details, pictures and then . . . NO PRICE!  Give the buyers the information they need to pursue a visit to your home!)

 

  • Do they give you updated marketing reports on your home at least one a month for the consistent marketing they do to promote your home?  (It's ok to ask what your agent is doing to market your home.  What do they do after the sign goes in the yard and the listing up on the mls?)

 

  • Are they familiar with and have worked in your market? (Do they know your area to best market it out to buyers?)
     

If the answer to ANY of these questions is "NO" -
